A strata meeting is one where owners of lots in a strata scheme make decisions about that scheme which allows them to have a say on issues that affect how they live and enjoy their own property. There are three different types of meetings:
Annual General Meeting
The owners corporation is the entity, consisting of all the lot owners, that is responsible for the management of the strata scheme. It must hold at least one meeting every year which is called the annual general meeting (AGM). At the meeting the owners will discuss various topics including finances and will vote on matters such as setting strata levies, moneys needed for repairs and maintenance, appointing office holders being the Chairman, Secretary and Treasurer, appointing the strata committee (see below) and changes to by-laws.
General Meeting
This type of meeting is called when the owners need to make a decision which cannot wait for the next AGM. It often deals with only a single issue which is fairly urgent.
Strata Committee Meeting
This meeting allows committee members to discuss and vote on day-to-day matters on behalf of the owners corporation. It deals with things like routine maintenance, engaging contractors and handling correspondence. Bigger decisions such as larger spending works, major repairs and changes to by-laws must be decided by a general meeting.
Sometimes disputes arise as to whether a particular issue can be dealt with by the strata committee or all the owners in a general meeting. And sometimes there is resistance to even allow a particular issue to be raised. Legal advice can assist a lot owner to know their rights in any particular situation to fully protect their interests.
