A Certificate of Title is an official paper document issued by a government authority to prove that a person owns certain real estate. It records all the details shown on the public Torrens Title Register up to the time it was issued.

In the past the owner of a property would hold the Certificate of Title unless the property was mortgaged to a lender such as a bank which would hold it instead as security.

As from 11 October 2021 all paper Certificates of Title will be abolished and will be of no legal effect. In their place will be electronic Certificates of Title (eCT’s) which will be electronic records of land ownership held and maintained by NSW Land Registry Services.

Also from 11 October 2021 all land dealings will have to be lodged electronically as part of an overall mandatory electronic conveyancing system.

Therefore, if you presently have a paper Certificate of Title, soon it will only be a pleasant memento and nothing more!
